We all know there is a major inventory shortage of homes these days due to supply chain issues, a global pandemic, and low interest rates. But high demand means it’s a seller’s market, so how can you capitalize on it, even if you don’t have a new home to move into? Here are a few seller’s solutions.

  1. Find Your Way Back Home: There’s nothing wrong with moving back in with your folks, no matter how old you are. It will buy you some time while you find your next home, and you’ll save money without a mortgage payment every month. It can even be a good catalyst to cull some of your extra belongings you’ve meaning to. Sure, the bigger your family, the harder this plan may be to navigate, but remember that all these solutions are only temporary.
  2. Why Not Rent? The typical argument against renting is that you’re paying for something but not investing in it. But the important thing to remember here is that you’ve sold your home (ideally for a good amount), so you have some money to play with. You can find s short-term lease or month-to-month scenario. It’s always nice to not have to worry about landscaping or snow removal for a bit. Renting in a new town can also give you a little taste of what it’s like to live there, especially if you are considering buying a home there.
  3. Going Mobile: This one is for the adventurous type. Put the bulk of your belongings in storage and get a camper or mobile home. Consider this as an opportunity to explore other locales that could turn into a future home. As an added bonus, you’ll get to experience new places and meet new people along the way.
  4. Contingency Plan: In this current market, there are some options becoming more popular for sellers. One is a leaseback, in which the seller can remain in their home for an agreed upon period (typically 60 days) after closing. This could be rent-free depending on the buyer. Also, it is possible to list your home as contingent, which means your closing date would be dependent on you finding a new house. Again, this all depends on the flexibility of the buyers
