Houlihan and O'Malley Reports 12 Percent Rise in Median Price of Single-Family Home in Bronxville Village

Sales data shows sales volume is down, but local market activity spiked in December.

The good news ­– at least if you’re a local home seller – is that the median price of a single-family home went up 12 percent in Bronxville Village in 2015, rising from $2,190,000 in 2014 to $2,455,000 this past year, according to market analysis provided by Houlihan & O’Malley Real Estate Services in Bronxville, NY. The research, based on sales data supplied by the Hudson Gateway Multiple Listing Service, also shows that the median home sale in the Bronxville P.O. area of Yonkers remained virtually unchanged, with the price dropping from $805,000 in 2014 to $801,750 in 2015, less than a half percent fluctuation. Westchester County’s median single-family home sale also hardly changed from last year, going from $635,000 in 2014 to $628,483 in 2015, a one percent decline.

In Westchester, the most expensive home sold for $9 million in 2015. The two highest priced homes to sell in Bronxville Village were both for $8.5 million. Houlihan & O’Malley sold the third highest priced home, a 6-bedroom Mediterranean estate, for $5 million. In the Bronxville P.O. area of Yonkers, the highest priced home sale this year was $3,863,000.

While the median single-family home price rose, sales volume for single-family homes in Bronxville Village declined 22 percent from last year, with 58 homes having sold in 2014 compared to 45 in 2015. In the Bronxville P.O. area, single-family home sales decreased from 63 in 2014 to 58 in 2015, an 8 percent loss.

Joe Houlihan, managing partner of Houlihan & O’Malley, is not concerned by these numbers, saying, “The local market seems to have picked up in December, with showing levels that surpassed those in October and November. In fact, there have been a few bidding wars recently in the $500,000 and $600,000 range.”

Houlihan notes that his firm has previously experienced what he calls the “spring market” –which typically begins on February 1 – get its start in December. He says, “This year we have two factors that are pointing us to an early spring market. First, the fall market never really developed any significant volume. Second, the interest rate bump in December was enough to give buyers who had been thinking about making a deal the push that they needed.”
