Houlihan and O'Malley Reports Sale of Third Highest Priced Home in Bronxville in 2015 YTD

House was listed at $5.195 million.

Listed at $5,195,000, the magnificent Mediterranean at 279 Pondfield Road in Bronxville has just been sold. Built in 1926 by the celebrated architect Lewis Bowman, the spectacularly restored and sensitively renovated house on .64 acres was the third highest home sale year to date in the Village, according to Realtors Pat Houlihan and Michele Pagnotta of Houlihan & O’Malley, who represented the homebuyers.

Adding to the home’s immense appeal was the fact that “the sellers were not influenced by current design trends and stayed true to the original architecture of the home during its authentic restoration,” said Houlihan.

Throughout the extensive remodeling process of the 5,630 square-foot, six-bedroom residence, incredible attention was paid to detail, respectfully honoring the home’s original architecture and interior features. From the patterns in the decorative ironwork to the acanthus leaves on the original sconces, and from the whimsical tiles in the entry floor inlay to the gracious arched doorways, the home’s original motifs have been carefully replicated to ensure continuity throughout the house.

“Thoughtfully selected accessories throughout the home were chosen with painstaking care, and the result was immediately evident to our buyers, who were enthralled with the true homage to the original home,” said Pagnotta. She also noted that the buyers, who came from a large home in Austin, TX, found all that they were looking for in the Village of Bronxville – a short walk to town, schools, parks, shops, and restaurants, plus an easy commute into New York City. The homebuyers’ search consisted of Larchmont, Greenwich, Brooklyn, and Manhattan, but nothing offered as much as the Village of Bronxville.

According to the home owner, Joy Brown Kirst, who moved into the home in August with her husband and two children, “This house looks and feels similar to our place in Houston with its Mediterranean stucco and stone, and it red barrel-tiled roof. The owner really did a meticulous restoration job. We just walked right in and didn’t have to do anything. Not only is the house beautiful, it’s also modernized enough so that you can comfortably live here and raise your family.”

While not all houses are as upscale as this property, it is still important to make some key improvements to your home before putting it on the market. Doing this work up front can result many thousands of dollars added onto the sale price and can save months, or even years on the market. Houlihan and Pagnotta both agree that kitchen and bathroom remodels are two of the best investments you can make. (For example, at 279 Pondfield, the kitchen was redesigned for today’s lifestyle with top-of-the-line appliances, while custom cabinetry, painted on site, was built to pay homage to the original kitchen.)
