$812 Rents Available in New Brooklyn Housing Lottery — How to Apply
With rents as low as $812, more than 110 affordable apartments are up for grabs in the ten-story mixed-use building. Here's how to apply.

BROOKLYN, NY — More than 100 affordable apartments are now up for grabs in a huge, just-finished building in South Williamsburg.
The 10-story, mixed-use property at 11 Gerry Street is part of Rabsky’s sprawling Broadway Triangle development, where a new housing lottery is offering all 120 units.
The ambitious nine-building complex, stretching across two blocks, sparked controversy during its 2017 rezoning approval—when six council members, including vocal critic Antonio Reynoso, voted against The Rabsky Group’s plan.

The affordable apartments include 41 one-bedroom units, 40 two-bedrooms, 16 three-bedrooms and 24 four-bedrooms.
Several different income ranges are eligible to apply, including households making as little as 40 percent of the area median income, or $32,160 per year for a single person. The highest income bands are 100 percent AMI, or $78,206 for one person.

The cheapest units will rent for $812 per month for 18 of the one-bedroom units, $965 for 20 of the two-bedrooms, $1,105 for seven of the three-bedrooms and $1,222 for eight of the four-bedroom units, according to the listing.
Apartments in the building feature intercoms, energy-efficient appliances, patios or balconies and premium kitchen countertops. Shared building amenities include bike storage lockers, a laundry room and an elevator. Tenants cover electricity costs, including stove usage.
Designed by Fischer + Makooi Architects, 11 Gerry Street was built under the city’s Inclusionary Housing Program and is expected to receive a tax exemption through the 421-a program administered by the New York City Department of Housing Preservation and Development.
Eligible applicants can apply online via the Housing Connect website, or request a paper form by mailing a self-addressed stamped envelope to 11 Gerry Street C/O All Borough Solutions, 670 Flushing Ave #316, Brooklyn, NY 11206.
All submissions, whether submitted online or by mail, must be received by March 4, 2026.
