The Veridian Launches Sales in Bay Ridge With Renovated Homes, Rooftop Views and New Amenities

BAY RIDGE, BROOKLYN — A longtime Shore Road cooperative is getting a major makeover, with sales now officially underway at The Veridian, a 78-unit residential building at 9323 Shore Road.

RockFarmer Properties is repositioning the six-story building with fully renovated residences and a new suite of amenities designed to bring a new-development feel to the Bay Ridge waterfront.

The project has already drawn early interest. Ten homes were sold during a limited preview period ahead of the official sales launch, including two deals in which buyers combined adjacent apartments to create larger residences.

Originally built in 1961, The Veridian is located directly across from Shore Road Park and offers views of New York Harbor and the Verrazzano-Narrows Bridge. RockFarmer expects to offer approximately 50 residences for sale, ranging from studios to four-bedroom homes.

Studios start in the $300,000s, while three-bedroom homes start in the $900,000s.

“Bay Ridge has an established community of people who love the neighborhood and want to stay here, but there simply hasn’t been much product that gives them the finishes, amenities and turnkey lifestyle they would expect from a new luxury development,” said John Petras, managing principal of RockFarmer Properties.

The building is being marketed in part to longtime Bay Ridge residents who want to remain in the neighborhood while moving from a single-family home into a more maintenance-free setting, as well as buyers looking for larger apartments without the price tags found in some other Brooklyn neighborhoods.

“Bay Ridge has always been a neighborhood where people put down roots,” said Tom Le of The Corcoran Group, which is handling sales and marketing. “Their families are here, their friends are here and their lives are here.”

Residences feature renovated kitchens with custom cabinetry, quartz countertops and appliances from Fisher & Paykel and Bosch, along with oak flooring, in-unit laundry, new bathrooms and additional storage. Select homes also include private outdoor space and other architectural features.

RockFarmer is also overhauling the building’s common spaces.

A centerpiece of the amenity package is the Vista Skydeck, a landscaped rooftop with views of New York Harbor and the Verrazzano-Narrows Bridge. The rooftop will include areas for gathering and entertaining, along with a limited number of private cabanas available for purchase.

Other planned amenities include a landscaped courtyard with barbecue areas, resident lounge, library lounge, children’s playroom, co-working studio, fitness center, meditative grove, package room, bicycle storage, on-site storage and parking.

“The amenities are not simply a checklist — they are designed around how people actually live,” Petras said. “Whether it is a family using the playroom and co-working space, someone entertaining friends in the courtyard or a resident sitting on the roof looking out at the bridge and harbor, the goal is to create a real extension of the home.”

The building sits steps from Shore Road Park and its waterfront promenade, running and biking paths and playgrounds. Third, Fourth and Fifth avenues, home to many of Bay Ridge’s restaurants, shops and longtime neighborhood businesses, are also nearby.
