100 Gold Street Redevelopment In Lower Manhattan Moves Forward: What To Know

The project will now move to the public review process.

NEW YORK CITY — Mayor Zohran Mamdani announced that the redevelopment of 100 Gold Street in Lower Manhattan has moved forward.

The updated proposal calls for approximately 4,000 new homes, including about 1,000 permanently affordable, rent-stabilized units. The project will now move to the public review process.

The city selected GFP Real Estate through a competitive request for proposals process to redevelop the City-owned site.

Plans also include a new older adult center to replace the existing Hamilton-Madison House facility, about 40,000 square feet of public realm improvements and a 40,000-square-foot publicly accessible fitness center with community programming.

The existing building houses several City agencies, including the Department of Housing Preservation and Development. Those agencies will relocate to modern office space, with proceeds from the site's disposition helping fund the relocation.

The formal environmental review process is expected to continue through the fall, with the project anticipated to enter the Uniform Land Use Review Procedure in 2027.
