Village Approves Lot Split in Cedarhurst
Board gives the go ahead to divide parcel into two subdivisions at monthly village meeting.
The Board held a brief public hearing on Monday evening during their monthly meeting to address a petition to divide the lot at 369 Clinton Avenue into two separate parcels.
The property in question is currently 80' by 100', while the owner wants to split it into two 40' by 100' pieces – a normal lot size for that block.
The petition was filed by 369 Clinton LLC, who are the current owners of the property. This includes Anthony Montilli, plumbing inspector for the Village of Cedarhurst, and his son Rocco Mazzeo.

"The affidavit submitted by the applicant informs us that Anthony Montilli is an interested party and an employee of the town," Village Attorney Jerome J. Levenberg said. "Members of this board have been so informed and will be impartial in making a decision on this matter."
"I want to take down the existing house at 369 Clinton Avenue and I am asking for permission to split the lot," Mazzeo said

He further explained that the rest of the lots on that street are smaller, so it wouldn't change the look of the street. Mazzeo's plan is to take down the existing house because "it needs a lot of work and is not worth saving."
"I sent out notices to everyone who lives in the radius," he said. "It is beyond repair. This is in the best interest for the look of the street."
Village Trustee Ari Brown pointed out that the only non-conformity of the property was the width of the parcels. The lot, as it is now, is very deep so it is much larger than the others in that area.
"At the end of the day there will be two free standing structures and two garages," Deputy Mayor Benjamin Weinstock said.
The petition was approved and permission was granted for 369 Clinton LLC to split the property into two separate parcels and build two one family homes on the land.
