ASKING FOR A LEASE TO BE GUARANTEED-CONTINUED

YOU AS A LANDLORD ARE WASTING YOUR TIME ASKING FOR A LEASE TO BE GUARANTEED. IF YOUR ATTORNEY INSISTS ON IT, GOOD LUCK AND COUNT THE MONTHS OF RENT YOU WILL LOOSE MONTH AFTER MONTH, YEAR AFTER YEAR. SOME DO NOT BELONG AS OWNERS OF PROPERTIES, THEY JUST HAVE NO IDEA HOW TO BE A LANDLORD. THEY USUALLY NEVER CONSULT WITH A PROFESSION COMMERCIAL BROKER WITH YEARS OF EXPERIENCE. ANOTHER EXAMPLE:IT DOES NOT TAKE 4-6 WEEKS TO DRAW A RETAIL LEASE. YET LANDLORDS HIRE ATTORNEY'S WHO TAKE THIS LONG & ALSO RECEIVE A NICE BIG FAT BILL FOR IT TO. IT IS SUCH A RARITY FOR A LEASE TO BE GUARANTEED THESE DAYS, YET ATTORNEYS STICK IN THE LEASE. MY AVERAGE LEASES ARE ABOUT 8 -12 PAGES FROM LOCAL ATTORNEYS. USUAL TIME 1 WEEK TO ATTAIN, 1 WEEK FOR REVIEW AND THIRD WEEK IT IS EXECUTED BY ALL PARTIES. WITH 34 YEARS OF REAL ESTATE EXPERIENCE, YOU ALWAYS FIND THAT 1 OWNER, THAT 1 ATTORNEY HE/SHE HIRES, THAT MAKE YOU FEEL LIKE YOUR LEASING THE 'EMPIRE STATE' BUILDING.
