$61M Cornerstone Project Approved As Hicksville Downtown Revitalization Continues, More Housing

HICKSVILLE, NY — Hicksville's downtown may look different in the years to come, Town officials said.

The Town of Oyster Bay has approved a $61 million project known as Cornerstone Hicksville, a project planned on two acres along Jerusalem Avenue near the Hicksville LIRR station. The development is expected to include 106 units and more than 4,000 square feet of retail space.

Construction on Cornerstone Hicksville is expected to begin in early 2027.

The project is part of the larger Downtown Hicksville Revitalization Initiative, an ongoing effort led by the Town of Oyster Bay in partnership with local organizations since 2017. Earlier this year, local civic leaders and union trades workers marked the start of several revitalization projects in the area.

Several additional developments are also planned, or already underway, throughout Hicksville's downtown area. An $111 million project on Newbridge Road will include 189 residential units along with retail and restaurant space. Another development, Fieldstone at North Broadway, is expected to bring 104 residential units and additional commercial space to the area.

Officials also highlighted the completion of 18 housing units at 35 Broadway, described as the first privately-funded redevelopment project completed in downtown Hicksville. Future private developments include plans for 10 townhouses and 20 residential units on West Cherry Street.

Alongside new housing and commercial projects, the Town of Oyster Bay is investing in a series of public improvements designed to make the downtown area more walkable and community-oriented.

Plans include the creation of a Festival Plaza featuring landscaped walkways, seating areas, and safer pedestrian access to the LIRR station. Kennedy Park is also expected to be expanded, with parts of existing parking lots transformed into green space for concerts, outdoor events, and pop-up vendors.

An "Underline" project is also being developed beneath the train tracks between Broadway and Newbridge Road, where officials envision outdoor cafes and temporary retail vendors. Additional upgrades throughout the downtown area are planned to include new lighting, benches, trees, trash cans, and enhanced crosswalks.

Supervisor Saladino said hundreds of millions of dollars from the private sector are being invested in the Hicksville community.

"Together with new shopping and downtown beautification initiatives, we're investing in Hicksville’s future for generations to come," he said.
