Data Collection For Reassessment Nearing Completion in Mamaroneck

Representatives from GAR Associates, the appraisal firm the Town of Mamaroneck has contracted with to perform reassessment, plan to complete residential data collection in the next few weeks. They gave an update at Wednesday night's board meeting.

 

With over half the properties in the Town of Mamaroneck already completed, appraisal firm GAR Associates is on track to having their residential data collection completed by the first week in July, said Project Administrator Tom Frey, who is overseeing the project.

The assessors have so far collected data on 4,567 residential parcels out of 8,500 total: 1,031 interior inspections have been completed so far, 23 percent of the residential total.  Of the remaining 3,536 parcels, cards have been mailed to 1,450 property owners who were not home at the time an exterior inspection was completed and are still awaiting an interior inspection.

So far, 298 commercial properties have been assessed, 20 percent of the total amount.

“The amount of interior inspections is what we predicted…property owners have been very receptive,” said David Barnett, an appraiser from GAR Associates.

According to Frey, information from the data collection process will be sent out the last week in July to homeowners.

“It gives the property owners another opportunity to review information,” said Frey, adding that they will also have the option to schedule an interior inspection at that time.

The timeline for the remainder of the project will go as follows:

  • Fall 2012 – Valuation process
  • December 2012 – Field review
  • March 2013 – Tentative assessments with disclosures including estimates of what taxes were in previous years versus taxes with new assessment

Informal hearings will take place through May 2013 with the normal grievance procedure to take place in June 2013.

Town Supervisor Nancy Seligson stressed the importance of the reassessments so that homeowners were paying their fair share of property taxes.

“Since we haven’t had an assessment since 1968, most of the assessments are not fair at this point,” she said.
