Larchmont Residents Seek to Save Historic Home

A developer wants to tear down a 120-year-old house at 40 Ocean Ave.

Residents are seeking to save a 120-year-old house in Larchmont from a developer who wants to subdivide the property.

The historic house is located at 40 Ocean Ave., and luxury home builder KOSL Building Group is looking to demolish it and put up four new homes on the property, according to members of the committee Preserve Larchmont.

“KOSL Building Group is purchasing the home at 40 Ocean Avenue and has already submitted plans to level the historic home, along with the old growth trees that stand beside it,” the group wrote in a statement. “KOSL proposes to subdivide the property into four new houses. The unique beauty and history of the Village of Larchmont is under attack by developers as this type of overbuilding is happening throughout the Village with serious implications.”

The Village Board Monday began discussing a possible moritorium on demolition, and the group will hold a public hearing on Jan. 11.

A petition to save the home has been circulated and so far has more than 800 signatures, according to the committee. The six-bedroom, five-and-a-half bath home is estimated to be worth more than $5 million, according to Zillow.com.

Tearing down the house would change the fabric of the community, residents told Fios1News.

“It would dramatically change the feel of the town,” said Stacy Caffrey, a member of Preserve Larchmont. “Not just the immediate neighborhood but the town.”
