58-Unit, $20M Apartment Development Could Be Coming To Baldwin, Town Officials Say
The apartment complex will replace existing buildings a block away from the Baldwin LIRR station

BALDWIN, NY — Developers for a 58-unit apartment complex proposal got the green light on an economic incentives package Monday that moves them one step closer to building the mixed-use development on a three-quarter-acre plot at 2150-2162 Grand Ave. in Baldwin.
The development incentives were approved by Hempstead’s Industrial Development Agency Mar. 24. If approved, the development will replace 11,000 square-feet of existing buildings at the property with the new collection of 58 market rate apartments, 609 feet of retail space and a community room, officials said.
“This project will replace outdated buildings on the site, bring much-needed quality rental housing to the town, and contribute to the revitalization of Downtown Baldwin,” IDA CEO Fred Parola said.

According to IDA documents, the development will feature 49 one-bed and nine two-bed units, while construction of the development will generate 1.5 full-time equivalent jobs and 75 construction jobs.
As for the economic benefits, IDA documents show that the project will receive a 20-year Payment In Lieu Of Taxes deal and exemptions from sales and mortgage recording tax. The full economic analysis of the project and the development incentives is available to read here.
Finally, town officials said the development company behind the project is owned by the duo that co-founded Long Island Bagel Cafe, Randy Narod and Joseph Anzalone. Currently, a Bagel Cafe location sits at 2162 Grand Ave.

While the economic incentives have been approved, the town said the project is still subject to an Apr. 7 public hearing and final approval before ground can be broken.
