Tax Abatement Available For Rent-Controlled Properties Occupied by Seniors

Eligibility requirements include being 62 or older or disabled.

NEW ROCHELLE, NY — If you are New Rochelle senior citizen living in a rent controlled property, you may be eligible to have part of your rent subsidized. Section 467-b of the New York State Real Property Tax Law enables the City of New Rochelle to participate in the SCRIE program (Senior Citizen Rebate Incentive Eligible Program.)

Under the SCRIE program, the City pays landlords the difference between actual rent and the allowable rent under DHCR based on household income, according to information from a spokeswoman.

Eligibility requirements are as follows:

  • 62 years old or disabled
  • Rent an apartment that is regulated by NYS Division of Housing and Community Renewal (DHCR) that is rent-controlled or rent-stabilized
  • Pay more than one-third of the household’s total monthly income for rent
  • Have a household income of less than $40,000 per year
