Local Developer Presents Idea For Affordable Housing In Mattituck
Paul Pawlowski proposed his idea at a town board meeting earlier this month for an affordable housing project on Main Road.

A local developer presented his plan for an affordable housing project at a Southold Town Board meeting earlier this month, SoutholdLocal reports.
Paul Pawlowski, developer and Mattituck resident, hopes to build up to 75 rental cottages on the 20.8 acre parcel he is buying on Main Road, across from the former Capital One building near public transportation and stores, according to SoutholdLocal.
This would require the town board to allow a change of zone from residential R-80 to AHD (Affordable Housing District), SoutholdLocal reports.

“Yes, I’m a developer, but I want to stress that the goal is to work to try and pull off a development of this sort to improve the affordable housing situation on the North Fork,” Pawlowski said at the town board meeting according to SoutholdLocal.
With monthly rents ranging from $1,008 for a one-bedroom unit, $1,210 for a two-bedroom unit and $1,397 for a three-bedroom unit, the proposed project will give residents, including seniors, an option for workforce housing which are ”definitely lacking on the North Fork,” Pawlowski told SoutholdLocal.

He plans on working with a partner and his sister as an on-site manager to build the project within the town’s guidelines for affordable housing structure and complete it this time next year, according to SoutholdLocal.
