When is the best time of year to sell? When the inventory is at its lowest.

Selling your home is a huge task. There is a lot of preparation involved in making sure that your home is ready. So when is the best time of year to sell?

There are those who think that the Spring time is the best season for selling, but I disagree. Spring is when all of your competition decides to list their homes for sale, which makes the competition greater. When you have more competition, you can actually get less for your home! Higher levels of inventory usually equate to lower sales prices as the buyers have more to chose from. The best time to list your home for sale is when the inventory levels are at their lowest levels.

Fall/Winter time often feels like a “slow” selling season, however you might be surprised to know that there are many homes sold during this season! Often colder weather will bring less showings but more serious buyers. Remember that no one really wants to go out looking for a home in the cold unless they really need to buy!

The Fall/Winter season usually offers the lowest amount of competing inventory. Buyers who need to buy will only have a few choices and this is great for anyone who braves the fall/winter season!

Homes are often decorated for fall/winter holidays making them twice as nice to see! Buyers who will purchase a home during the holiday season will often get to see how it appears decorated, full of color and warmth! The decorations along with some baking will surely please many! The familiar smells of pies or cookies baking can enhance the buyer’s overall experience!

If you are planning a move, know that there are serious buyers out there now!  The window shoppers come when the weather is warm, they certainly don’t come out when it’s cold! The fourth quarter numbers speak for this theory. You will see that these numbers will be increased significantly as companies tend to relocate their employees during the holidays too!
