Port Chester Trustees Accept as Complete FEIS for United Hospital Site
If the proposed development comes to fruition, there could stores, housing, a hotel and restaurants.

PORT CHESTER, NY — The plan to transform Port Chester’s United Hospital site took a step forward Jan. 10 when the village’s Board of Trustees accepted as complete the Final Environmental Impact Statement submitted by an affiliate of Starwood Capital Group.
This paves the way for a vote early in 2017. The Board can hold a vote as early as February 20, 2017, according to a Starwood spokesman.
More than 1,000 Port Chester residents recently submitted postcards demanding a vote to approve the proposed rezoning.

“Port Chester has a historic opportunity to secure its future, and today represents a major step in that process,” said Ellis Rinaldi, an executive vice president at Starwood Capital Group.
“We are proud of this development plan, which is the product of close collaboration with the village, and we are grateful for the overwhelming support it has received from Port Chester residents, public officials, civic and community organizations, and business leaders. We look forward to beginning the next phase of this important and exciting project,” he said.

The $450 million plan will transform the Port Chester’s largest development site by adding restaurants and shops, a publicly accessible open space, residential units, a hotel and office space. The site is owned by an affiliate of Starwood Capital Group.
As proposed, the mixed-use development would generate $60 million in revenue for the village, contribute approximately $2 million annually to Port Chester schools and create nearly 3,000 new jobs. The developer will also invest $4 million in traffic improvements that are expected to reduce travel delays by up to 35 percent and decrease accidents along the Boston Post Road corridor by 18 percent.
If approved, the project will complement Port Chester’s vibrant downtown with:
- 90,000 square feet of boutique, street-level retail and restaurants;
- An approximately 135-room hotel;
- 217,000 square feet of office space, with a portion designated for wellness-related use;
- 500 residential units designed for young professionals;
- 230 age-restricted senior residential units;
- 1,345+ onsite parking spaces; and
- Nearly an acre of publicly accessible open space.
The project was designed to achieve the objectives set forth in the Comprehensive Plan adopted by Port Chester in 2012, while minimizing the impact on the local public schools and providing substantial improvements to the network of roads surrounding the site.
