Crown Heights Developer Proposes 170 New Apartments

CROWN HEIGHTS— A developer has filed plans for an eight-story, mixed-use building in Crown Heights that would add 81 apartments and about 17,200 square feet of manufacturing space.

Shimon Brach filed the proposal with the City Department of Buildings for 1027 Dean St., where an unlicensed parking lot currently operates, according to the City’s zoning and land use map.

The project would also include a cellar. Brach has not filed demolition permits for the site.

The proposal calls for 81 units in the new building, but the plans indicate that another 89 units could be built on the same lot.

That would bring the lot’s total to 170 apartments if both phases are completed.

The filing does not indicate when construction would begin or when the additional 89 units would be developed.

Yoel Rozenberg of Jay Architect & Engineering is listed as the architect of record. Brach did not respond to a request for comment before publication.

The proposal follows two other residential development filings in Crown Heights this summer.

The Rabsky Group filed plans in mid-July for a 50-unit building at the site of a shuttered nightclub, according to Crain's reporting.

Later that month, Haussmann Development founder Josef Goodman proposed a 99-unit building at 566 Grand Ave.
