5 Queens Districts Selected For Affordable Housing Fast Track

The 12 districts citywide were selected because they had the lowest rates of affordable housing production over the previous five years.

QUEENS, NY — Five Queens community districts have been selected for New York City’s Affordable Housing Fast Track, a voter-approved program that will streamline the public review process for eligible affordable housing proposals beginning Jan. 1, 2027.

The Queens districts are Community District 4, covering Corona and Elmhurst; Community District 5, covering Ridgewood, Maspeth and Middle Village; Community District 10, covering South Ozone Park and Howard Beach; Community District 11, covering Auburndale, Bayside and Douglaston; and Community District 13, covering Queens Village, Bellerose and Rosedale.

The 12 districts citywide were selected because they had the lowest rates of affordable housing production over the previous five years. Together, they produced 883 of the 63,870 new affordable homes created citywide during that period, or 1.1% of the total.

Beginning in 2027, eligible rezoning proposals that create affordable housing in the designated districts will receive a streamlined 90-day public review, cutting roughly four months from the traditional land-use process. Community Board and Borough President review and opportunities for public input will remain, while environmental review requirements and landmark protections will not change.

The Department of City Planning will hold a virtual public information session on Dec. 3 to explain the program and answer questions from New Yorkers.

  • Brooklyn CD 12: Borough Park, Kensington
  • Brooklyn CD 18: Canarsie, Flatlands
  • Manhattan CD 7: Upper West Side
  • Manhattan CD 8: Upper East Side, Roosevelt Island
  • Staten Island CD 2: Mid-Island
  • Staten Island CD 3: South Shore
