Village of Ardsley officials attended Town Board work session and shared their views

PRESENTATION FOR PROPOSED USE FOR 1 LAWRENCE ST (FORMER INDUSTRIAL SITE NOW REMEDIATED)

The Town Board work session on Feb. 11 included a presentation related to a former brownfield site at 1 Lawrence Street (Ardsley PO) that was recently remediated through the New York State Department of Environmental Conservation's cleanup program.

The site's owner has an establshed scaffolding business and seeks to develop the property with approximately 110,000 sq. ft. of outdoor storage space for scaffolding, which would be delivered to various construction sites primarily in New York City. Long-term, the plan would include a 30,000 sq. ft. building to enclose some of this use. In addition, the site would have parking for employees, and storage of trucks, and two driveways similar to the locations of the existing curb cuts on Lawrence Street.

The site is the same location that was the subject of a 272-unit multi-family residential development proposal in 2015, a project that was withdrawn in large part due to community opposition. The property is located in the GI General Industrial District, with the proposal use of approximately 6 of the 11 total acres.

Town Board members as well as Villiage Officials from Ardsley and Dobbs Ferry expressed concerns regarding traffic/pedestrian safety, as well as stormwater mitigation. The project requires site plan approval from the Town Board, with referral to the Planning Board, and will be subject to the NYS Environmental review process.
