The downtown Yonkers luxury building has 250 rental units, with 25 set aside for affordable housing, and ground floor retail.

YONKERS, NY — A new perch has opened high above the Hudson River, and it's connecting an impressive panorama that spans from the NYC skyline to the Palisades.

Yonkers elected officials, along with community and business leaders, gathered together on Tuesday to celebrate the grand opening of 44 Hudson, the tallest residential building in Yonkers. They were joined by the developer Azorim's Chairman Hershey Friedman and Director/COO Jack Klein.

"Thank you to Azorim for believing in Yonkers," Mayor Spano declared. "Welcome home!"

The 301-foot-tall, 27-story tower, located at 44 Hudson Street in downtown Yonkers, has 250 units, with a mix of studio, one-bedroom, and two-bedroom residences. In addition, there is ground floor retail.

One-bedroom units start at $2500, while two-bedrooms start at $3450.

25 of the units have been set aside as affordable housing.

Luxury amenities at 44 Hudson include a 25th-floor sky lounge with panoramic views from Manhattan to the Mario Cuomo bridge, a state-of-the-art fitness center, a heated rooftop pool, a rooftop deck, a party room with wet bar, a yoga room, a business lounge, concierge service, bike storage, and EV-ready parking.

Units include floor-to-ceiling windows, white oak floors, LED lighting, in-unit washer/dryer units, individual climate control systems. The open kitchens have quartz countertops, porcelain tile, European cabinetry, full-size appliances. The bathrooms were spa-inspired.

It's hoped that the new residential building will help to create an important new economic development engine in the city.

"As downtown continues to grow, Yonkers is becoming a go to option for people looking to stay connected to the City while gaining more space and access to parks dining and the waterfront," the city said in a statement announcing the project's much anticipated grand opening.
