Proposed Assisted Living Facility in Greenburgh Could Generate $500,000+ in Taxes
Representatives of Shelbourne Assisted Living spoke at the Town Board work session this afternoon. They are interested in building an 85-90 bed facility at the Sprain Brook nursery on Underhill Road/Sprain Road. Estimated taxes: Their representative indicated that the facility would generate between $500,000-$600,000 a year in taxes—more than half to the Edgemont School district. No school children. They require variances from the town. They indicated there would be less truck traffic during peak times than the current use and more open space than the current nursery. A single building is anticipated. The height: about 2 ½ stories high. The property would be rental. Rents range from $3,000 to over $6,000 a month. They are willing to consider some discounted rooms .
The review process has not yet begun. This was a preliminary meeting. The review process will take at least a year. Probably longer. There will be many public hearings/discussions before any approvals are considered. I suggested that they meet with civic association leaders and the school/fire districts. I also suggested that they consider creating a pocket park/trail that could be enjoyed by their residents and the community.
Other possible benefits: Edgemont & local residents who require assisted living will have more options to age in their local neighborhood. And--members of the community who would like to live close to their elderly parents who need assisted living services will benefit from a neighborhood complex.
