Developers Propose 39-Story Building In Lenox Hill, Records Show
Developers are seeking to rezone a portion of Lenox Hill and knock down five low-rise buildings for the new tower.

UPPER EAST SIDE, NY — A developer has filed initial plans to knock down five buildings and build a 39-story building on the Upper East Side, according to city records.
The development company, First Sigma, has filed a request to allow for a 495-foot tower at 1097 First Ave., near East 60th Street.
The site currently holds five small walk-up apartment buildings, and is not zoned for the tower, so the developers are seeking an amendment to the zoning, according to the New York City Department of City Planning.

The new building would contain 354 apartments, 89 of which would be designated as permanently affordable, according to the rezoning request.
The 89 affordable apartments would be earmarked for families and individuals with earnings at an average of 60 percent of the area's median income, records show.

The building would be roughly 316,000 square feet, including 4,372 square feet of commercial space on the ground floor, according to the rezoning filing.
Now, the project is going through the mandatory public review process. Next, it will be reviewed at a City Planning Commission session, before moving to Upper East Side's Community Board 8 for a public hearing.
Neither has been scheduled yet, but this article will be updated when the meeting is scheduled.
