UPPER WEST SIDE, NY — A sprawling Upper West Side townhouse has shattered neighborhood records after selling for $85 million in an off-market deal, marking the most expensive house sale ever recorded on the Upper West Side, according to the latest data from the Olshan Report.
The property at 48-50 West 69th St. surpassed the previous neighborhood record set by 248 Central Park West, which sold for $26 million in March 2022.
The extraordinary residence spans approximately 19,600 square feet and stretches 41.5 feet wide. The seller assembled the mansion by purchasing two adjacent townhouses in 2011 and 2012 for a combined $24.5 million before merging them into a single home.
The eight-level property features a dramatic 38-foot-wide parlor floor with soaring 24-foot ceilings. Its primary suite alone occupies roughly 2,000 square feet and includes a fireplace, two bathrooms, two dressing rooms and a private terrace.
Luxury amenities include a 55-foot indoor lap pool, jacuzzi and fitness center on the garden level. A commercial-grade elevator services all eight floors.
The sprawling mansion is one of eight luxury apartments and townhouses on the Upper West Side that closed in the past seven days, according to the Olshan Report.
