WESTHAMPTON BEACH, NY — A new day is dawning for the parcel where the longtime Wholistic Tennis Academy was located for years on Depot Road in Westhampton Beach.

Wholistic Tennis Academy, which closed its doors at the location in October, announced a move to The Barn, located at 142 Montauk Highway, this summer, according to owner Happy Bhalla.

And now, plans are in place for the Depot Road location's next chapter: The new Country Pointe Estates, a proposed enclave of 22 single family homes built by the Beechwood Organization at 44 Depot Road, are on the horizon.

According to the Beechwood Organization, three styles of homes are planned with 4,633 to 5,917 square feet of living space on half-acre sites, to be priced at $2.7 million to $3.6-plus million.

Pre-construction sales are expected to begin this spring. First occupancy is anticipated for spring, 2023, the organization said.

Architectural designs are "inspired by local historic and current vernacular" including the Hamptons historic gambrel, the classic shingle and modern barn styles. Floor plans speak include open-concept great rooms and kitchens, first floor primary bedrooms and finished basements, developers said.

Designs provide an indoor-outdoor lifestyle with options for a swimming pool and extensive outdoor living spaces that connect to the home such as pool bathrooms and mudrooms, developers said.

The Atlantic model, to start at around $2.7 million, is a 4,633-square-foot home including full lower level, six bedrooms, five full-baths and two half-baths.

"A light-filled double-height entry area leads to an open plan living area with fireplace and walls of windows," a description of the home read. "An expansive, first level primary suite offers a tranquil retreat with two walk-in closets and a large soaking tub. An oversized mudroom and laundry room are conveniently located off the two-car attached garage. A second powder room opens to the backyard living area. Upstairs, four ensuite bedrooms make living private and easy for friends and family."

The Beacon model, to start at around $3.1 million, is a 5,055-square-foot home including full lower level, six bedrooms, five full-baths and two half baths.

"Entry is through a covered porch into a double height entry area. Large and windowed walls highlight open plan living spaces and lead to backyard outdoor living," a description read. "The first level primary suite is tucked along the side of the house as a convenient and private getaway. On the upper level is a second primary suite plus two bedrooms and bath."

In addition, laundry rooms are built into both levels.

The Commodore model, to start at around $3.6 million, is a 5,917-square-foot home with full lower level, six bedrooms, five full-baths, one-half bath plus a two-car garage with access to mudroom and pantry.

"A covered porch defines the classic Hamptons exterior, and a double-height entry area opens to light filled spaces," the description reads. "A great room with fireplace and three sets of glass doors open to both a large dining area and the backyard for indoor-outdoor living. A spacious ground-floor primary suite features generous closet space and luxurious soaking tub. On the second level are a second primary suite with large closets, three ensuite bedrooms, a large laundry room and linen closet."

In addition, the Beechwood Organization has plans for other locations in the Hamptons including a four-parcel Moriches Bay enclave on Fiske Avenue in Westhampton Beach, and closings for 20 homes on Hill Street at The Latch and Terry Cottage in the Village of Southampton.

The new residences mark a total of 129 homes by Beechwood in the Hamptons.

The first development was the 69-home luxury condo community of Bishops Pond in Southampton Village in 2013, Beechwood said. Next came two enclaves in 2015, also in Southampton Village, including 10 townhomes neighboring Bishops Pond and four estate homes at Bishops Grant on North Main Street, developers added.

“We’ve built some of the most sought-after homes in the Hamptons and for the first time, offer new construction homes in the Village of Westhampton Beach, one of the most desirable places to live on the South Fork,” said the Beechwood Organization's founder and CEO, Michael Dubb; Dubb has owned a home in Westhampton Beach for more than 25 years.

“It’s gratifying as both a developer and local homeowner in the Village for 25 years, to create what will be some of the area’s finest new homes in a location that has so much to offer. We have resort-style amenities, a small-town feel and the easiest commute between the Hamptons and parts west," he said.
