WILLIAMSBURG, BK— A Williamsburg condominium seeks city authorization to remove dozens of parking spaces from its building, where residents lease an average of just three spots each month.

Developer Abraham Bennun, through Bensing 250 LLC, filed an application with the Department of City Planning to eliminate 42 residential parking spaces in the cellar of 197 Berry St., according to records reviewed by Crain's.

The building could ultimately lose its commercial parking spaces as well.

The five-story, 82,000-square-foot building, between North Fourth and North Third streets, opened in 2010.

It has 84 dwelling units, ground-floor retail, a health and fitness club and a 142-space garage.

One hundred spaces are designated for commercial use, while the remaining 42 serve residents, according to the application

The building sits near several transit options, including multiple bus stops and the L train at Bedford Avenue, about four blocks away.

The roughly 28,000-square-foot garage operates daily from 7 a.m. to 11:30 p.m.

Drivers enter from Berry Street, a permanent bike boulevard where vehicle traffic is limited to local deliveries, nearby residents and emergency vehicles. The street has a 5 mph speed limit.

New York City eliminated off-street parking requirements for new residential construction in the Inner Transit Zone under the City of Yes housing plan, which the City Council approved in 2024.

The change does not apply retroactively to existing buildings.

That means Bennun needs special city authorization to remove the residential spaces at 197 Berry St.

A recent rezoning removed the building's requirement for commercial accessory parking, according to records.

Adam Taubman, an attorney at HSF Kramer, which represents Bennun, did not respond to a request for comment by press time, according to Crain's.
