BROOKLYN, NY — Four Brooklyn community districts have been selected for New York City's Affordable Housing Fast Track, a voter-approved program designed to streamline the approval of eligible affordable housing projects in neighborhoods with historically low levels of affordable housing production.
The Brooklyn districts are Community District 10, covering Bay Ridge and Dyker Heights; Community District 12, including Borough Park and Kensington; and Community District 18, covering Canarsie and Flatlands. Together with eight districts in Manhattan, Queens and Staten Island, the areas will begin using the Fast Track process Jan. 1, 2027.
Under the new process, eligible rezoning proposals that create affordable housing in the designated districts will receive a streamlined 90-day public review, potentially cutting roughly four months from the traditional land-use review process. Community Board and Borough President reviews, as well as opportunities for public input, will remain in place.
The four Brooklyn districts are among the city's lowest-producing areas for affordable housing. City data show the 12 designated community districts collectively produced 883 of the 63,870 new affordable homes created citywide over the past five years, or 1.1% of the total.
The Department of City Planning will host a virtual public information session on Dec. 3 to explain the Affordable Housing Fast Track and answer questions from New Yorkers.
