Surveying the Market

Let’s take a look at two open houses this weekend in the neighborhood. Both are co-ops that have two bedrooms and one bathroom--but beyond that, there are a few differences. So what are they, and what do you think of them?

With views of Prospect Park from the bedrooms, apartment #7 in 149 Prospect Park Southwest has a lot going for it at $449,000, as listed by Orrichio Anderson Realty.

At 830 square feet and with a maintenance fee of $690, the apartment has some nice of pre-war details, though the tiling in the kitchen may not be for everyone.

If the price tag is too high for that apartment, unit 3E in 221 McDonald Ave might be more within your range at $379,000, as listed by TB Shaw Realty.

For $70,000 less, you lose the view and proximity to the park, though it's not clear if you get a view of the cemetery from this unit. But you gain square feet--this has 995--and some modern upgrades to the kitchen and flooring. Looks like it retains the lovely original tiling in the bathroom, though.
