Surveying the Market

Let's take a look at two of the most promising apartment open houses this weekend in the neighborhood. Both have the exact same asking price of $349,000, and they're both one-bedroom, one-bath co-ops. So what are the differences, and what do you think of them?

Here's an opening in the Algonquin, the building at 175 Prospect Park Southwest, listed by Brooklyn Real. Unit #2E is in the back of the building, so you don't get views of Prospect Park, but you don't get as much noise from traffic, either. Lots of prewar details, and a kitchen that could use some updating. Maintenance fees are $432. OPEN HOUSE: Sunday August 14, 2 to 3:30pm.

A couple blocks away, apartment 2 at 310 Windsor Place is listed by Corcoran. It has partial park views and an eat-in kitchen. And how's this for an updated, modern bathroom? The maintenance fees are the difference here--this one is $640 per month. OPEN HOUSE: Sunday, August 14, 1:30 to 3pm.
