The real estate market is still, even in New York City, working in favor of the buyer. Sellers will do whatever they can to get you to buy their space (you might even get their car), and it must be particularly challenging when there are multiple units available in the same building. This weekend there are two open houses in the co-op at 227 Ocean Parkway, so let's see what you can get in the building.
Unit 6C, a one-bedroom, one-bathroom space on the sixth floor of the seven-story building, is listed for $214,000 by Bellmarc. The 725-square-foot unit has a maintenance fee of $490, and the asking price was recently dropped by $11,000. OPEN HOUSE: Sunday, August 14, 1:30 to 3:30pm.
Unit 3C, also a one-bedroom, one-bathroom with an updated kitchen, is listed for $219,000 by Jonas Equities. The square footage is not listed, but the maintenance fee is $517 a month, which suggests the unit is larger than 6C.
OPEN HOUSE: Sunday, August 14, 2 to 3:30pm.
There are some other units available in the building as well: 3J, a 1-bed, 1-bath, listed for $195,000 by Abacus Properties; 4K, a 1-bed, 1-bath, listed for $165,000 by Corcoran; and 7E, a 3-bed, 1.5-bath, in contract for $350,000 by Brooklyn Hearth.
Built in 1963, it's an elevator building that allows cats but not dogs, it has storage space, and there's a wait-list for the parking garage. Located between Church and Beverley, it's a short walk to the subway, shopping, and Prospect Park. Does anyone live in the building that can share what it's like to live there?
