Pricing Your Home For Sale

When hiring an agent to market your home for sale, seller and agent objectives remain the same.   Both want to obtain the highest possible price with the most favorable terms that can be agreed upon by buyer and seller.  Both want to complete the sales process in the shortest period of time acceptable by buyer and seller.   Agents hope to minimize any possible inconvenience to you, the seller.   You, the seller, deserve the highest degree of service, guidance and professionalism!

 Do we agree?

 "Timing and Pricing" represent significant factors in selling you home.  Statistics prove a NEW listing attracts a higher percentage of asking price than a home sold after a price adjustment. How can you be sure your agent is recommending the best competitive asking price?

Interview the agent and ask questions about their track record of sale vs list price percentage. 

  • What is their average days on the market for their listings?  
  • How will they help determine the asking price?  
  • Will they be using current market data/statistics or suggesting a price per square foot method?  
    • Not all agents offer documentation or a Competitive Market Analysis.  Agents are usually not certified Appraisers but they all have a level of knowledge and experience.  Sometimes their experience can be priceless!
