Developer Selected For Former Lakewood Hospital Site

Carnegie Management and Development Corporation, a Westlake firm, will be responsible for developing the 6.25 acre site.

LAKEWOOD, OH — The former Lakewood Hospital site will be developed by Carnegie Management and Development Corporation, a Westlake-based firm, the company announced recently. The 6.25 acre site will house a mixed-use development.

“This award presents a unique opportunity to honor and transform a historic location within the Lakewood community, centered around a beautiful, one-of-a-kind public square. One Lakewood Place will be a destination to live, work and play for current and future Lakewood residents, representing another step forward in the rich history of this neighborhood and this downtown area of the City,” said Rustom Khouri, President and CEO of Carnegie Management and Development Corporation, in a statement.

In a press release, Carnegie said One Lakewood Place (the title given to the development project at the site of the former Lakewood Hospital) will be built in accordance with Leadership in Energy and Environmental Design (LEED) principles.

Among the features already announced for the development are bicycle racks or bike share stations, LED lighting and an effort to minimize the use of potable water. Carnegie notes that its last five projects have all earned LEED silver certification.

“Our approach will be to create a project that seamlessly integrates into the streetscape of Detroit Avenue and the delicate tapestry of the surrounding neighborhood through the use of scale, massing, texture, materials and a juxtaposition of uses that can fuel an economic engine to serve a variety of resident needs. We also plan to create a new and unique destination that can be a gathering place and focal point for the entire community with anticipated uses that will include retail, office, rental housing, for-sale housing and a parking garage,” said Senior Vice President and Project Executive George J. Papandreas.

Carnegie also said it wants to include tangible portions of the Lakewood Hospital facility as a tribute to memories of the facility.

According to the project's website, the redeveloped site will include 200 housing units, 60 townhomes, 100,000-square feet of office space and 84,000-square feet of retail space. More about the project can be found by clicking here.
