152-Unit Building With Retail Space Could Come To Suburban Square

After being tabled years ago, the mixed-use building project in Ardmore has a future again.

ARDMORE, PA — A 152-unit, mixed-use building proposed for Ardmore's Suburban Square could be a reality after Lower Merion officials OKed a tentative sketch of the project.

The Lower Merion Building and Planning Committee on July 24 approved a tentative sketch the Kimco-led project at Suburban Square, according to Main Line Media News.

According to committee documents, the new building would be located at 119, 121, 123, 125 & 127 Coulter Avenue and the (Urban Outfitters store located at 75 St. James Place.

In total, the lot would be 73,811-square feet with a new five-story mixed-use building. That building would have a 57,834-square foot footprint and 18,988-square feet of retail space, as well as 152 apartments.

In addition, the property would have two levels of underground parking and one level of at-grade parking located behind the proposed retail space. All parking would be accessed by an existing interior driveway off Coulter Avenue.

According to Main Lie Media News, the new proposal cut the number of units by six by nixing the penthouse level; reduced the retail space from about 19,300 square-feet to 19,000 square-feet; and got rid of 14 parking spaces.

The original proposal for this project was heard in 2017 but was tabled.

With the Building and Planning Committee's approval, the board of commissioners will vote on the project at their upcoming August meeting.
