ARDMORE, PA — Developers broke ground Tuesday on The Piazza at Ardmore, a 3.5-acre mixed-use development planned for downtown Ardmore with 270 luxury apartments and 30,000 square feet of retail space.

With apartments ranging from studio to three-bedroom, the building will feature a 19,000-square-foot private outdoor courtyard and amenities such as a fitness center, club room, co-working spaces, pool, gaming room and prep kitchen.

There will also be about 30,000 square feet of retail along Lancaster Avenue, according to the Piazza Development Company. Developers are seeking a combination of restaurants, specialty retail, and health and wellness businesses.

The development will encompass a block of Lancaster Avenue, from Greenfield to Ardmore avenues. It is scheduled to open in February 2028.

"Ardmore is one of the most extraordinary communities in the country, and it deserves a development matching that ambition," developer Dan Piazza said in a statement. "Our family spent decades assembling this block so Ardmore could have this moment, and we can say with certainty it was all worth it. The Piazza at Ardmore is the next chapter of the Main Line."

Developers say 108 of about 480 parking spaces will be open to the public for nearby businesses and visitors.

The project will include changes to nearby streets and the public area around it. Those plans include a landscaped island on Lancaster Avenue intended as a traffic-calming feature, along with an extension of Athens Avenue through to Greenfield Avenue to create a connecting corridor and improve traffic flow.

A marketing center featuring sample apartments is in the works.
