The Neshaminy Mall Is Closing

BENSALEM TOWNSHIP, PA — The Neshaminy Mall — a staple of the Bucks County business community for decades — will be closing, officials said.

The Bucks County Redevelopment Authority is working with the mall's owners, Paramount Realty and Edgewood Properties, on a redevelopment plan for the site off Route 1.

"It's in the very early stages," said Kenneth Hayes, assistant treasurer and secretary of the Bucks County Redevelopment Authority. "We will assist in the redevelopment."

But the announcement has caught township officials by surprise.

Bensalem Council President Ed Tokmajian and Councilman Joseph Wenzel Jr. said they have not received any notices about the closure, which is expected by the end of October.

"I hadn't seen the notices, nor have I talked to any businesses in there," Tokmajian told Patch on Monday.

The two council members said there hasn't been any formal development plan submitted to the township but acknowledged the RDA's involvement in redeveloping the property.

"The only thing we know about is the RDA is involved," Wenzel said. "They may have come to terms."

The mall was sold in September 2024 to Paramount Realty

The Neshaminy Mall sits on a ~108.5 acre-site located on Route 1 (right off Exit 351 of the PA Turnpike).

While the mall will be closing, the AMC-24 Movie Theater, and popular anchor stores, Boscov's and Barnes and Noble, will remain.

The mall lost a chuck of customers when anchor stores closed with Macy's in 2017 and Sears in 2018.

"It's a shame," Hayes said. "They're losing all of their stores. It's a ghost town."

Hayes said the RDA will be holding its meeting on Friday where more updates could come.

The Neshaminy Mall was also the site for circuses, ice rinks, and carnivals over the years.

In August 2025, Mayor Joseph DiGirolamo has weighed in on what should fill the 1-million-square-foot mall off Route 1 and the Pennsylvania Turnpike.
