Wawa Property Sells For $7.4M In Hatboro: Report

HATBORO, PA — After being open for over two years, the Hatboro Wawa property has changed its ownership.

The popular super convenience store property at the intersection of South York Road and Horsham Road recently sold for $7.4 million, according to reports.

The 5,585-square-foot Wawa at 412 South York Road — which sells gas and alcohol — was purchased by Altimari Properties, the Philadelphia Business Journal reported. The store's base lease runs for 20 years.

Altimari owns about 20 properties in Bucks and Montgomery counties. The portfolio consists of shopping centers and office buildings within a 20-minute drive of Ivyland, including the Warminster Corporate Center, the Business Journal said.

“It’s the jewel of Wawas,” Altimari Properties owner John Altimari said in an interview with the Philadelphia Business Journal. “It’s really a beautiful site.”

Arctrust, a real estate investment firm, developed the 2.3-acre Wawa property in Hatboro through a joint venture with Doylestown-based Verrichia Co.

It took full control of the property in February 2025, according to Montgomery County property records, following a breach of contract lawsuit against Verrichia in U.S. Court for the Eastern District of Pennsylvania, the Philadelphia Business Journal reported.

The store has caused controversy for years after the borough lost a court battle to try, and prevent it. The Borough Council also recently rejected a proposal by Wawa to sell liquor in the store.
