3-Story Warehouse Approved In Bristol Township

BRISTOL TOWNSHIP, PA —After a zoning change reclassification, a developer has been approved to build a warehouse on Route 13.

At its recent meeting, the Bristol Township Council granted preliminary and final land development to Poverni Sheikh Group LLC of Baltimore, MD, after first changing the zoning on the property from light manufacturing to commercial.

That move cleared the way for the developer to construct a 36,000-square-foot, three-story warehouse on Route 13 at Airport Road and Silvi Avenue. The site will have entrances and exits on both roads.

“Poverni Sheikh Group prides itself on building something nice and that the community likes,” the developer's attorney Bryce McGuigan told the council at its June 15 meeting.

McGuigan said the developer has worked with the neighbors to address several concerns involving traffic and aesthetics.

He said the developer will take two lots on 2.5 acres and consolidate them. That plan calls for removing vehicles and demolishing existing buildings on the property.

Poverni Sheikh Group will also add greenery to the site and stormwater management structures. McGuigan told the council that the site is currently covered by 99 percent impervious surface.

Parking and curb improvements are also planned for the project, he said.

McGuigan said he did not anticipate additional traffic due to the warehouse.

There was no timetable given for when construction would begin or a target date for completion.

The company has some history with similar projects nearby, the attorney said, adding that the developer recently finished building a new self-storage facility at the former Aldi site on Woodbourne Road in Middletown Township.
