1) Improve Curb Appeal
The first thing prospective buyers notice about a property, it how it looks when walking up to the front door. Buyers look at the landscaping as well as the condition of the exterior of the house. Consider putting a fresh coat of paint on the house, while maintaining the landscape. The first impression can make or break a deal in real estate. Why not make your home attractive for the start?

2) Make your Home Move-In Ready, If Possible
Nowadays, most prospective buyers do not want the hassle of a renovation project, nor do they want to spend the money. Have the home in compliance with township codes and regulations ranging from electrical and plumbing to smoke detectors. The less a buyer has to do to a house, the more likely they are to put an offer in as it saves time and money.
3) Keep your Home Clean while it’s on the Market
There is nothing more frustrating for prospective buyers than a cluttered home. When a house is clean and organized, it allows the prospective buyers to imagine how they would use the space. While you do not want to leave rooms completely empty, this may mean removing a large piece of furniture from a particular room to make it seem more spacious.
4) Add Extras
Many buyers are looking for the right deal. Whether it is finding a house for as cheap as possible or getting something extra in the deal. Sometimes it benefits the seller to offer to pay a portion, if not all, of the closing costs. This can result in the home selling for closer to asking price as the buyer notices one less expense they have to pay.
Another aspect is to be able to have the ability to close the deal as soon as possible. In some cases, buyers want to move in quickly instead of enduring a long, drawn-out process.
Include appliances that you do not need anymore (washer, dryer, refrigerator, etc.) First, it is one less thing the buyer has to worry about and second, it saves them money and time. You can also offer a one year transferable home warranty which may only cost up to $400.
5) Price the House Correctly the First Time
Do not price your home absurdly high compared to the comparables in your area. Purposely overpricing your home may scare away prospective buyers or not even include potential buyers due to the asking price being over their budget. Consider the comps, improvements, and condition of your home when setting the asking price. Do not consider what you purchased the home for when reselling your home. Just because you paid $100,000 does not mean it is worth more than that today.
