Rezoning at Philmont Ave & Street Road Will Be Considered Tonight
Lower Southampton Board of Supervisors will consider rezoning the corner of Philmont Avenue and Street Road from a R2 zone to a R4 zone.

Tonight, the Lower Southampton Board of Supervisors will consider adopting a resolution for plan resolution for new land development at Philmont Avenue and Street Road from a R2 zone to a R4 zone.
According to township zoning code, the R2 zoning code refers to "only one single-family detached dwelling or one building for a principal use permitted in this district shall be permitted on any single lot."
The R4 zoning code refers to allowing "residential development, in cluster fashion, providing a cluster development with a broader spectrum of architectural designs and dwelling types development, in cluster fashion, providing a cluster development with a broader spectrum of architectural designs and dwelling types," as stated in township zoning codes.

Resident Dayna Gelenberg said she and other residents in the area are concerned about traffic, drainage and the safety of building over an area that she said was an active quarry until very recently if the board approves this resolution.
The township sent letters to residents Tuesday that live within a 500-foot radius of this location.
