Becoming a Successful Seller

Congratulations! You're ready to sell your home and move on to greener pastures. But before you start packing your bags there are some vital steps you need to take if you want to sell that house in a timely manner and for top dollar.

Step one: Call me!
You're going to need a Realtor who will walk you through the process of selling your home. From determining the right price to negotiating with buyers' agents, and beyond, you'll want an experienced professional to help make the transaction as smooth as possible.

Step two: Put On Your Game Face
There's nothing like a detailed game plan to help keep your priorities straight. Make a list and keep your answers in mind.

  • What's the lowest price you’re willing to accept?
  • Are you willing to make repairs or concessions for the buyer?
  • What other factors, such as the closing date, are a high priority?
Step three: Let It Go, Let It Go (I know you're singing that song to yourself now)
It doesn't matter if you've been in your house for one year or fifty-one years. You've likely become emotionally attached to your home and that's okay. However, you need to let go of those quirky details that could turn off potential buyers. The kids growth chart etched into the woodwork, gone. The doorknob the dearly departed family pet once used a chew toy, replace. Buyers are looking for a place to make their own memories and won't find your mementos charming.

Step four: Set The Stage
I'm not talking about giving your home a complete makeover but let's face it, staged homes sell faster and for more money. If you're not willing or able to give your home a complete face lift there are so many things you CAN do to attract buyers to your home. Clean, pack and store unnecessary items, buy flowers, etc. I can help you pinpoint the areas you can focus on to stage your home simply.

Step five: Keeping It Real
We all have high expectations when it comes to the value of our home. Why wouldn't someone fall in love with your home and immediately put in an offer for $50k more than asking price? Your home is only worth what a buyer is willing to pay for it. Yes, some buyers will offer an insultingly low price and yes, you will be insulted. But staying realistic about the value of your home will tame tempers and give you focus during the negotiating process.
