Think knocking down a wall to make two small bedrooms into one large one is a good idea? Think again. As a purely practical matter, two small bedrooms are better than one large one. Will adding a swimming pool give your home the edge over other homes for sale? Not so much. Pools increase the ongoing costs of owning a home significantly and homeowners insurance premiums will be higher because of the potential liability. Pools also take up a lot of the yard, and many buyers would rather have grass for their dogs or kids to run around on.

Appeal to a Wide Audience.

Neutral is always the way to go. It's easier for a buyer to imagine making your house their home when they have a clean, neutral canvas to start with. When buyers see outdated decor, they see dollar signs.

Don’t Overlook the Basics.

If you've spent the money to fully upgrade your kitchen but a home inspection reveals the roof needs to be replaced, buyers are likely to ask you to make these repairs or to drop the sales price. If you can’t afford either of these options because you’ve spent the money elsewhere, you could have trouble selling your home.
