Picture Perfect Listing

You know the saying, "A picture is worth a thousand words"? Well in real estate, a picture can hold a much heftier price tag.

Today, most buyers take to the internet to do their initial home search. Often weeding through countless listings and narrowing it down to a select few they'll actually tour in person. That online search is usually based on price range and area but the photos used to market your home will either get a buyer to schedule a showing or keep them clicking on to the next listing.

If you want your home to catch the eye of prospective buyers, you'll want to avoid these big photo turn-offs.

  • The Minimalist Mistake - Your listing will not spark curiosity if there are close to no photos of the home. Serious buyers need photos to evaluate and bond with a home. The more photos you have online, the more time a buyer is spending viewing and connecting with your home.
  • Bad Shots - Having a background in television, this one bothers me the most. Blurry photos, dark lighting, blown out photos; no one wants to see a bad photo as it's an initial turn off. If the rooms of your home do not have a lot of natural light, you may want to invest in some household lamps to brighten your home.
  • Hiding the Goods - You know what buyers want to see the most? Kitchens, bathrooms, outdoor living spaces, unique features, and closets. Yes, show off your closet space. These are some of the top features a buyer is looking for. Show them off to get them into your home.
  • Your Hot Mess - I'll admit, my house can be a hot mess at times with toys on the floor, laundry waiting to be folded, and dishes in the sink. That's okay because my house is lived in and not for sale. But when you're selling your home, those things need to disappear especially in the photos. Buyers want to see the property, not years of decorating and collectibles or your child's excessive princess collection.

Here are a few easy staging adjustments you can make right before your home is photographed for marketing:

  • Organize closets
  • Remove cars from the driveway or garage
  • Completely clear off any table and counter spaces
  • Clear out the corners of each room
