NEWTOWN TOWNSHIP, PA — Two new retail businesses are coming to the Village at Newtown Shopping Center.
Warby Parker will be expanding its Pennsylvania footprint with a new store at the village, bringing the lifestyle eyewear brand's full optical offerings to the area.
The store, with nearby locations in Princeton, King of Prussia, and the Lehigh Valley, will carry Warby Parker's complete line of prescription eyeglasses and sunglasses, including the brand's spring 2026 and New Deco collections, children's frames for ages 4 to 8, third-party contact lenses, accessories and on-site eye exams.
Founded in 2010, Warby Parker sells prescription eyewear, sunglasses and contact lenses through its e-commerce platform and a growing network of retail stores across the United States and Canada. This will be Warby Parker’s first store in Bucks County.

A few doors down from the future Warby Parker store is the future site of Clusters. Their new signage was recently installed at the center on Eagle Road..
Clusters Handcrafted Popcorn, which has stores in New Hope and at Peddler’s Village in Lahaska, will be bringing its unique sweet and savory popcorn creations to the village.
The store is taking over the former location of Bobby Chez Gourmet To Go, which closed its doors in 2025. It will be located between Trinity Rehab and Naked Chocolate.
Popped fresh on the premises, some of its sweet creations include Caramel Corn, Cinnamon Toast, Cookie Explosion, Peanut Butter Blast, Peanut Lovers, Pumpkin Crisp, Sweet Habanero, and Toasted Coconut.
Savory options include Buffalo Blue, Cheesy Doodle, Chipotle White Cheddar, Garlic Parmesan, Just Like A Pickle, Loaded Baked Potato and White Cheddar.

In 2021, Bucks County natives Linda and Jules Sghiatti opened the first Clusters in their hometown of New Hope. Today, In addition to its Bucks County stores, Clusters has locations in Bethlehem, King of Prussia, Jackson and Wildwood, New Jersey.
“Customers know that a trip to Clusters will require them to answer a question – ‘Bag open or closed?’ Always answer OPEN! That way you get an extra scoop or so to enjoy walking around town,” recommends its website. “The only mistake you can make when you go to Clusters is when you don’t order a big enough bag.”
