Understanding the Reply to Inspection

Your home has sold!  Fabulous.  The home inspections are completed and the buyer has sent a list of repairs they would like completed.  You have found them acceptable and sign the reply to inspection.  You are almost there!  But then you have an electrician, plumber, etc. come to your home and they tell you that the work requested is not necessary.  You decide not to have it completed.  Is this the wrong decision?  YES

There is a difference between something not needing to be completed and something a buyer wants completed.  Once you sign the reply to inspection as the Seller, you are agreeing to do what they have requested.  If a buyer, for instance, ask for a GFCI outlet to be placed in a specific area, and your electrician states that it’s not necessary, the GFCI needs to be put into place as you agreed to that upgrade/repair.

The time to negotiate whether or not a repair needs to be completed is BEFORE you sign the reply to inspection, not afterwards.
