Earlier this week I spoke with first time buyers who wanted to know "where to start." I shared with them that purchasing a home is a process. The first steps begin long before speaking with a mortgage professional, or contacting a Realtor. Purchasing a home begins with establishing credit, managing your credit and saving, saving, saving! This takes a lot of discipline, but will pay off in being able to qualify for a mortgage. If by chance your credit is less than stellar, help is available to (over time) improve your credit scores.
If you have been pro-active and managed your finances well, this is a great time for buyer's to be in the market. You will find value in home pricing as well as low mortgage rates.
P.S. here is an interesting take on the real estate market.
