Realtors Lay Out Vision For Potential Redevelopment Of St. Peter's Village

WARWICK TOWNSHIP, PA — Realtors are laying out potential visions for the future of a reimagined St. Peter's Village, as the historic property heads to auction later this year.

The 83-acre property, carefully preserved over the decades to maintain the unique character of a 19th century industrial village on the banks of French Creek, could go in any number of directions.

"St. Pete’s is more than a village, it’s history, geology, nature, and community all woven together," Michele Castelino, a realtor with Springer Realty Group, shared recently. "My goal is to preserve its charm while creating a destination for outdoor lifestyles, family experiences, artisan culture, and unforgettable gatherings."

Among the ideas that have been floated include a working wine and alpaca farm, outdoor adventure trails, a bed and breakfast, children's nature programs, event spaces for weddings, wellness retreats, and more.

Any future changes must comply with a variety of regulations. St. Peter's was designated a National Historic Site in 2003. It is protected at the local and state level by ordinances designed to prevent changes to the exterior of outside structures, and restricting new construction only to certain areas.

The auction is set for Wednesday, Sept. 30 at the Desmond Hotel in Malvern.

The historic village was built in the 1880s around the extraction of iron ore from French Creek and mining in the nearby quarries. It lies about seven miles south of Pottstown.

It features 121 homes, including 21 sites of two acres, a wastewater treatment plant, and thirteen commercial village buildings.

Sellers are also including the "subterranean mineral rights," raising the potential of future mining.
