Tredyffrin, Easttown Communities Rated Among Nation's Top Places To Live

Main Line communities dominated Niche's state rankings, while several were named among the 'best' places to live in the U.S.

DEVON, PA — Several communities in Tredyffrin and Easttown rank among the nation's top places to live, according to a new list.

Now in its 12th year, Niche's 2026 Best Places to Live list graded more than 20,000 communities based on schools, cost of living, economic opportunity and a range of other factors.

Main Line communities dominated the Pennsylvania rankings, with Ardmore placing first. And several, including places within Tredyffrin and Easttown, ranked among the best in the nation:

  • Devon: second in PA, eighth in the U.S.
  • Chesterbrook: fourth in PA, 12th in the U.S.
  • Paoli: seventh in PA, 50th in the U.S.
  • Berwyn: 14th in PA, 200th in the U.S.

Niche generates its ratings by blending public data and reviews from residents.

"This year’s top-ranked places are smaller, walkable communities within major metro areas, giving residents access to jobs, amenities, and transit while maintaining connected neighborhoods," Niche said in a news release. "Many have populations under 15,000, as demand grows for places that balance urban convenience with neighborhood livability."

Devon, Chesterbook, Paoli and Berwyn were graded highly for schools, housing, jobs, outdoor activities and quality for families.

Their lowest grades were in Niche's weather category: C-plus, like much of the region. Niche also gave Devon a C-plus for diversity, while the communities' cost-of-living grades ranged from C-plus in Berwyn to a B in Devon.

Niche notes that each community exceeds the national-median home value of $332,700 and average rent of $1,413. So the higher quality of life may be out of reach for many potential homebuyers or renters:

  • Devon: median home value of $761,000, median rent unavailable (95 percent of residents own, 5 percent rent)
  • Chesterbook: median home value of $453,400, median rent of $2,452 (61 percent of residents own)
  • Paoli: median home value of $481,200, median rent of $1,995 (75 percent of residents own)
  • Berwyn: median home value of $639,400, median rent of $1,750 (71 percent of residents own)

Niche says the 2026 rankings showed shifting priorities for buyers and renters, including "affordability pressures." Many of the highest-rated communities were also near major economic hubs, where robust job markets and high-quality public schools continue to attract residents, according to the web platform.

"People are increasingly looking for neighborhoods that offer both access to diverse career opportunities and a strong sense of community," said Niche Economist Allison Shrivastava. “These smaller, walkable communities provide the mix of amenities and livability that families and young professionals both value.”
