LMT Planners To Review Wegmans Proposal Monday

LOWER MAKEFIELD TOWNSHIP, PA — Plans for a mixed-use development that would include a Wegmans supermarket on 36 acres off Stony Hill Road will be reviewed Monday by the Lower Makefield Township Planning Commission.

The development, called Prickett Run at Edgewood, is proposed to be located on a strip of land between Stony Hill Road and I-295, just across from Shady Brook Farm.

Developers last month offered an informal presentation in front of the township's Board of Supervisors. No vote was taken. The next step in the process is Planning Commission review.

Developers DeLuca Homes and Equus Capital is hoping to create a retail a "live, work, and play neighborhood," said Vince DeLuca of DeLuca Homes.

The proposal, which would feature Wegmans as the anchor tenant, also includes additional retail space, upscale apartments, and the preservation of an on-site historic house and barn that dates back to the 1700s. The plans presented include six additional retail buildings and nine residential buildings and a clubhouse.

Developers confirmed they do have a signed agreement with Wegmans.

A courtyard and amphitheater is adjacent to the existing historic house and barn. The house may be used as office space and the historic barn may be used for a BYOB restaurant, according to DeLuca.

The courtyard and gathering space will be open and available for community functions, DeLuca noted.

If approved, it would be the second Wegmans in Bucks County. The popular supermarket chain has an existing store in Warrington.
