13 Questions A Seller Should Ask A Realtor Before Listing

Hiring a Realtor to list your home is a very important step in the home selling process. Here is our list of 13 questions a seller should ask their Realtor before signing a listing agreement.


Hiring a Realtor to list your home is a very important step in the home selling process. Hiring the best agent can determine how quickly your house sells, what price it sells for and should also reduce some of the stress and anxiety involved with such an important transition in your life. But, best can be a subjective word and despite an ability to google search any real estate professional or read their testimonials online, you really need to sit down with the potential listing agent and decide: "Who is the best Realtor for me?" Naturally we at Phipps Realty think we are the best option available, but regardless of who you are considering to list your home, Matt and I believe there are several very important items that you should consider when interviewing a potential agent.  

Here is our list of 13 questions a seller should ask their Realtor before signing a listing agreement:

1.  How long have you been in the real estate industry?

2.  Are you full time or part time? 

3.  What have you sold in the last year? Amount, volume, units? Have you sold anything in this town/neighborhood?

4.  How will you market our house? What portion is web-based?

5.  What do you charge? What do you pay co-operating agents? Is there a lower fee if you sell in office?

6.  How do you handle agency? Who do you represent? Do you do any dual facilitation?

7.  Who is my contact? Do you use a lock box? Will you represent the property at showings? Will it be a team member?

8.  Who coordinates/handles negotiations for the transaction? Who coordinates/handles negotiations after the agreement?

9.  Do you do open houses? How do you handle them?

10.  What is your success rate?  How many of the houses that go to list do you sell? 

11.  What is your average market time/days on the market?

12.  What is your normal delta beta list price and sales price?  Your original list and sales price?

13.  Do you have former clients we can call?
