PROVIDENCE, RI — Zillow ranked Providence the No. 1 rental market in all of America for 2026.
"Providence is turning up the heat this summer," Zillow said in a media release.

"The Rhode Island capital tops Zillow's hottest rental markets list, edging out New York and San Francisco for the No. 1 spot," the release said. "For renters in these markets, competition is fierce."
Zillow broke down its formula for what makes a rental market hot: supply and demand.

"In Zillow's hottest rental markets, the math is simple: More people want to live there than there are homes to rent — whether for access to amenities, strong job markets or family ties, renters are competing over a limited supply," Kara Ng, senior economist at Zillow, said in the release.
"The U.S. built more new units in 2024 than any year in the past half-century, but that boom largely bypassed the Northeast and coastal California, which is exactly why rental competition there is so intense," Ng said. "Markets that missed out on the list aren't necessarily lacking demand; they just did a better job bringing new supply online."

Providence was followed by New York and San Francisco in Zillow's hot market ranking.
"Providence is no stranger to the spotlight," the release said. "Known as the 'Creative Capital,' it ranked fourth on Zillow's hottest for-sale markets list earlier this year, and that momentum has carried directly into rentals.
