Kiawah Island is another unique community just 25 miles from Charleston, South Carolina. The barrier island is accessible via a private bridge, making it essentially an exclusive, gated neighborhood of luxury homes with a year-round population of around 1,725.

The island has a somewhat dubious historical background, including purchase from the Kiawah Indians for a few hatchets and some cloth and being deeded to a pirate. Despite this, Kiawah Island, part of the Charleston-North Charleston-Summerville metro area, has gone on to become one of the top resort communities in the world and memorialized as “Kittiwah” in Gershwin’s “Porgy and Bess.” Developer C.C. Royal bought the island in 1950 for $125,000 and started renovations to turn it into a destination resort. In 1974, it was sold for $17 million and it was bought by the Kiawah Resort Association in 1988, for $105 million.

Today, life on the island is truly a rarified one. 3,300+ people from 21 countries and 46 states own property here. A wide variety of homes feature styles as diverse as their owners, with oceanfront, deep-water, golf course, lake, and wetland locations. The views are stunning. Prices range from $300K to over $18 million.
